Do I Need a Public Adjuster? An Honest Answer From a Licensed Ohio PA

It's the most common question we hear: "Do I really need a public adjuster, or can I handle this myself?"

Here's the honest answer: it depends. And we're going to tell you exactly when you need one, when you might not, and how to make that decision for yourself.

At Keathley Claims Consultants, we've been helping Ohio homeowners with insurance claims for over 15 years. We've handled over 1,000 claims and recovered more than $20 million. But not every claim needs a public adjuster, and we'd rather be straight with you than waste your time.

What Does a Public Adjuster Actually Do?

First, let's clear up the confusion.

When you file an insurance claim, your insurance company sends their adjuster to assess the damage. That adjuster works for the insurance company. Their salary comes from the insurance company. Their job is to close your claim for as little as possible.

A public adjuster is a licensed professional who works for you, the policyholder. We:

• Inspect and document all damage to your property

• Review your insurance policy to identify every coverage you're entitled to

• File and manage your claim with the insurance company

• Negotiate your settlement to get you the maximum payout

• Handle all communication so you don't have to fight with adjusters on the phone

We're licensed by the State of Ohio (License #1367111) and regulated by the Ohio Department of Insurance. We work on contingency, if we don't get you more money, you pay nothing.

When You DEFINITELY Need a Public Adjuster

Your claim is over $10,000.

The bigger the claim, the more money the insurance company is motivated to save. On a $50,000 roof claim, even a 20% reduction by the insurance company costs you $10,000. A public adjuster typically recovers far more than their fee.

Your claim was denied.

A denial isn't necessarily the end. Insurance companies deny valid claims all the time, counting on homeowners not knowing how to appeal. We know the process, the rules, and the pressure points.

The offer seems too low.

Trust your gut. If the check your insurance company sent wouldn't cover the actual repairs, something is wrong. Our clients receive settlements 550% higher on average than the insurance company's initial offer.

Fire or major structural damage.

Fire claims involve structure, contents, smoke, additional living expenses, and code upgrades. The complexity means more places for insurance companies to cut corners, and more money left on the table.

Your insurance company is dragging their feet.

Under Ohio law (Rule 3901-1-54), insurers have 15 business days to acknowledge your claim. If they're stalling, stonewalling, or ghosting you, a public adjuster can force movement.

You're overwhelmed.

Filing an insurance claim is stressful, especially when you're also dealing with damage to your home. There's no shame in handing it to a professional.

When You Might NOT Need a Public Adjuster

Small, straightforward claims.

If you have a $2,000 claim for a broken window and your insurance company pays it promptly and fairly, you probably don't need us.

Your insurance company is being fair.

It happens. Sometimes the adjuster does their job honestly and the offer covers your actual repairs. If you've gotten estimates from contractors and the insurance company's number matches, great.

"But Don't Public Adjusters Take a Percentage?"

Yes. Public adjusters work on contingency, typically a percentage of the settlement. But here's the math that matters:

Without a public adjuster:

Insurance company offers $15,000. You accept. You get $15,000.

With a public adjuster:

Insurance company originally offered $15,000. Public adjuster negotiates it to $55,000. After the PA's fee, you take home significantly more than $15,000.

That's the real question: Is the amount your insurance company offered actually fair? In our experience, it is less than 10-15% of the time.

And remember: if we don't increase your settlement, you owe us nothing. Zero risk.

How to Tell If Your Insurance Company Is Lowballing You

Get repair estimates from licensed contractors. Compare those estimates to what your insurance company is offering. If there's a significant gap, your insurance company is lowballing you.

Other red flags:

• They claim damage is "pre-existing" or "wear and tear"

• They depreciate your claim aggressively

• They're pressuring you to settle quickly

• They deny parts of your claim without a clear explanation

• They won't return your calls or respond to emails

If any of these sound familiar, you need someone in your corner.

Questions to Ask Before Hiring a Public Adjuster

Not all public adjusters are created equal. Here's what to ask:

1. Are you licensed in Ohio? (Required by law)

2. How many claims have you handled? (Experience matters)

3. Do you work on contingency? (If they want money upfront, walk away)

4. Can you provide references? (Real clients, real results)

5. What types of claims do you specialize in? (Make sure they handle your damage type)

At KCC, our answers: Licensed (#1367111), 1,000+ claims, always contingency, happy to provide references, and we handle fire, water, wind, hail, and more.

The Bottom Line

If your insurance company is being fair and your claim is straightforward, you might not need us. But if there's even a question about whether you're getting what you're owed, a free consultation costs you nothing and could be worth tens of thousands of dollars.
